HVAC Maintenance and Tune-Ups in Auburn

Seasonal checkups that clean, test and measure your system, so small problems get caught before they leave you without heat or cooling.

Catching Trouble While It Is Small

The furnace that refuses to fire when the first freeze arrives usually gave warning months earlier. A flame sensor slowly coated over. An igniter developed a hairline crack. A drain line on the AC side filled with sludge over the summer. None of that shows up on the thermostat, and almost all of it is easy to spot during a careful checkup. That is the idea behind seasonal maintenance. A spring stop preps the AC or heat pump for months of sticky weather. A fall stop preps the furnace or heat pump before temperatures drop. We follow the same list on each stop so no item gets missed, and you get written notes afterward listing measurements, cleaning done and any part beginning to show its age. If something needs attention, you hear why and what it costs, and you decide whether to handle it now or keep an eye on it. We never treat a tune-up as a sales call. Most of the time the notes simply say your system is in good shape, and that is a perfectly good outcome.

What Gets Checked

Cooling and heating visits share the same core list, with extra steps for each season.

  • Outdoor coil wash

Condenser coil rinsed so the system can shed heat efficiently in summer.

  • Condensate drain

Drain line cleared, pan looked over for cracks and the float cutoff checked to keep water out of the house.

  • Electrical components

Capacitors measured, contactors inspected and connections tightened.

  • Refrigerant and temperature

Pressures and temperature split recorded to confirm the system is cooling properly.

  • Airflow

Blower operation and filter condition checked for healthy air movement.

  • Ignition and burners

Igniter, flame sensor and burners inspected so the furnace lights cleanly each time.

  • Safety controls

Limit, rollout and pressure switches and venting checked on gas furnaces.

  • Filter and report

A new filter installed and a written summary of findings left with you.

How a Tune-Up Goes

  1. Pick a season and a day

Cooling checkups in spring, heating checkups in fall, booked on whatever day suits you. A heat pump household can have both modes covered in one stop.

  2. Clean, test, measure

The technician works through the checklist indoors and out, makes small adjustments on the spot and notes anything wearing or out of range.

  3. Talk through the report

We go over the written notes with you. If anything needs work, the reason and the cost are spelled out, with zero pressure to do it today.

Why Our Tune-Ups Are Different

  • Not a sales visit

We are there to check your system, not to pitch you new equipment.

  • Same list every time

A consistent checklist means problems get caught, not overlooked.

  • A report you keep

Readings and findings in writing, so you know your system's condition.

  • Full checklist
  • Ignition and safety checks
  • New filter installed
  • Written findings
